Extreme internet lag spikes when load to another area

I experience extreme internet lag spikes, but only when I load into a new area.

For example, when I log into the game, my ping is around 40m (which is completely fine for me). However, as soon as I die or load into another area, the game becomes extremely laggy, with my ping fluctuating between 200ms and 1000ms, making it completely unplayable.

The only fix is to quit the game and relog, but as soon as I load into another area, the problem happens again.
