Venom Crypts/ Molten Vault crashing

The game crashes on the load screen for both Venom Crypts and Molten Vault in Act 3. I've been able to play the rest of the game thus far with the normal crashes, always able to get back in afterword.

However, with these 2 areas the game will crash upon entering and loading into the areas after character select over and over again. I tried various suggestions online to fix the issue. Only solution I found was to delete the file (Localdisc C:>User>Documents>MyGames>POE2).

This didn't solve the issue, but did let the game run for the few seconds I needed to zone out of theses areas. It also reset all my settings :(

It is crashing everywhere and now contains shit ton of memory leaks... one would say it's normal, but this shit has been live for more than one year.
