Derelict Mansion boss not starting

Same. T15 with 30% delirious boss won't start.

T16, max modifiers, desecrated, Delirium, Breach, Expedition, Abyss Depths

After 10 minutes running around and be sure i check room with waypoint for letter, which doesnt exist, try boss again, was able to fight ONE boss and the other still dancing around. Not able to leave area, but can open portal.

Fully bugged map.

Thanks for wasting hours of my time.
Oh and before this it was the bell crow which is also bugged-.-

Almost 2 weeks and not solved.
